Buyers drawn by a buy-to-let return or a renovation project need both points checked at the exact address before committing.
In Santa Cruz, the Alfalfa or Triana, a building may be catalogued and the address may fall outside the zones where new tourist flats are still allowed.

It isn't legally compulsory, but in Seville it is strongly advisable. The estate agent and the notary don't represent your interests — the notary only confirms the signing is formally correct, not that the Seville property is free of debts, planning problems or licence defects. An independent buyer's lawyer is the only party working solely for you.
